Balne Lane, Wakefield

Starfish worked alongside Yorkshire Housing in order to complete 6 new homes in Wakefield in order to complete their 49 new build development scheme.

The Balne Lane site in Wakefield was being developed by Southdale when they went into administration. A total of 49 units were completed out of 55 planned.

This left 6 units left to be completed and Starfish Group was invited to submit a proposal for the site as we had been the lowest tenderer on another job for Yorkshire Housing.

Starfish Group were successful and started on site during July 2015.

• To use local a local supply chain to ensure the money invested in the site delivered the principles of the Social Value Act 2012 and deliver exceptional value for money.
• To finish the properties to ensure the whole site is completed to the highest quality standard.
• To take the existing plans and value engineer the site to be cost effective

The new build development was completed in January 2016 to Client Budget and programme.

• 6 social houses comprising 2 and 3 bed semi-detached houses with associated highway works.
• The development achieved Secured by Design status for Buildings and for Site.
• The properties meet Level 3 of the Code for Sustainable Homes.
• The project was completed on time and on budget.

"Having been the lowest tenderer on another job for Yorkshire Housing Starfish stepped in to finish the remaining 6 units on a former Southdale Homes site. Starfish were happy to share risk and displayed a very positive ‘can do’ attitude which enabled the scheme to be re-started a mere 2 months after Southdale went administration. I have no hesitation in recommending them following this really positive experience."
