Emily Court, Bradford

The Emily Court site in Bradford was previously used as a care home before it ceased operating in 2015. This created a great hole in the area, which was in need of affordable, family homes, to regenerate the struggling community. The budget for the site was £1.08 million, with work commencing in July 2016.

When Starfish took up the scheme, there was a plea from the client to find methods of saving money, to value engineer the project. The local residents also held great concern for the disruption the building site and work would have to the local community. Starfish and Yorkshire Housing needed to ease anxieties and work with the community. The national stone shortage and poor weather conditions also brought on delays and a whole new set of challenges which Starfish had to account for.

• To build 12 affordable high quality new homes family homes
• To build trust and ease anxieties in the local community through door knocking and events
• To reduce disruption through considerate construction, ensuring material deliveries avoided school rush hours, and large drainage works were carried out in school holidays
• To provide residential assistance during bad weather – Starfish set to work clearing the footpaths of local residents and spreading salt during the snowy weather.
• Starfish worked additionally hard to bring the build process back in line in spite of the national stone shortage and poor weather conditions

12 terraced and semi-detached properties completed in April 2017, under budget
• High quality homes of 2 and 3 beds
• No disruptions to the local community
• High praises from residents, the client and the clerk of works
• Delighted new residents received keys and the full scheme was handed over in May 2017.

Starfish were procured through our contractors’ framework under mini tender process and I was extremely happy with the standard of workmanship, the professionalism of the team on and off site. Starfish are happy to go the extra mile. They were extremely helpful when we had some opposition from the local residents and even cleared the pathways and pavements when the snow arrived last winter to help the elderly residents. The scheme is a small development but sits well within the local housing. The workmanship, all certificates required for legal handover was supplied.

A presence on site after handover was even available for any initial teething problems that may occur. A lovely scheme, the team work well with all stakeholders, therefore, I would be more than happy to work with Starfish in the future.
